Hope your stress level has dropped since yesterday. I was taking some photos of some Mexican construction workers and I saw them panic -- I suddenly realized they probably thought I was from a union (or maybe from immigration). I just smiled and waved and walked away without looking back.
Fun photo, btw. I love that yellow of the wall! |

Day 12 - Weedus Deadciduous by colorcarnivalComment: Terrific photo -- I like how the darks and lights in the background give the impression of depth. The way the light hits the dry leaves in front really makes them stand out. Lots of good shades of brown, and overall a very good composition. Good job! |

In NYC, rent stabilization is one form of rent regulation. Unlike rent control, which used to guarantee a tenant's rent could not be raised, rent stabilization puts a percentage cap on how much the rent can be raised each year.
As you can imagine, there is a big battle between landlords and tenants over the future of rent regulation. The laws are slowing changing to favor the landlords: new apartments are never subject to rent regulation, while the old apartments that are stabilized are becoming a thing of the past. Once a certain monthly rent is reached on an apartment, it is automatically removed from rent stabilization restrictions. So with each new lease, the landlord can raise the rent to "market value" or whatever he feels he can get.
That is why they say there will eventually be no middle class in Manhattan: there will be subsidized housing for the poor (e.g., projects), and the rest will go to those who can afford to pay the exorbitant rents. |

Hi, Jon. I don't mind the questions, but I have NO idea about prices. I'm fairly certain these are all residential buildings, though businesses of some kind may be planned for the street level spaces.
