We bought our 11 room 3000+sq ft home in '99 for $146,000. Of course, we had a really good Realtor :)
It has about a 1/2 acre....a little less...lot. Built in the 70's, we're currently doing some remodeling. I hope we have it all complete by Christmas. We installed new windows and doors, new hardwood flooring, totatlly redid the master bath, and the entire kitchen. I can't wait until it's all complete!

Sheesh!! My wife and I knocked off the top 2 within 3 days.
We closed on our house the Thursday before we got married. We waited to move until we got back from our honeymoon.

Good luck strikeslip! We are going through the same thing ourselves. We spend 3 years totally remodeling our house (many many hours and with our own hands)My dad passed away in Feb. and we decided to move to his place which is in a town of population 205. (The town we moved from is growing so fast I have no idea what the population is) We love the new place but are stressing because the house hasn't sold yet. (2 months on the market) We go back to mow and it makes me sad to think we put so much time into it but didn't get to enjoy it finished.
If anyone is interested in moving to Arlington Texas this place is a wildlife photographers dream. :) It shares a 5 acre lake, pond, tank, whatever you want to call it, with 6 other homes.

$329? More info please..from the looks around here that'd be $35-70 range.
I have seen the TV shows Property Ladder and Flip This House and i am amazed at what houses sell for in some parts of the US. What do folks do for a living there that you can afford $600g for a cape cod style home that needs work? The last one was a 2 BR 2 ba on a city lot in Charleston SC for $190k needing work, and sold for $362,000 fixed up! Around here (Western Pennsylvania) $360 grand will get you a 2500 SF new home, all brick, 4 BR 2 full and 2 half baths, HW floors, 3 car garage, a deck and a full basement, and possibly enough change to buy a new car for that garage!

Do you mean me? $324,900 is what I was told would be our asking price. Our neighbors sold about a month ago, one day on the market, for $327,000 and IMO our house is much nicer, but I'm biased. I don't have the feature sheet specs handy, but in a nutshell it's a 3 bedroom, 1 living room, 1 dining room, 1 horrible L-shaped kitchen, 1 bathroom, half-finished basement. Central air, 16'square cedar deck in back. Shingles need replacing. Part of a brick fell off our chimney & went through the neighbor's window not too long ago, gotta fix that.
In our case, it's not the house that drives the price, it's the location. It's called the "desireable core area". We bought for $142,000 in 1995/6. I was under the impression that it was worth about $230,000 or so, but have been told otherwise by the people who 'know'. The house is pretty small, and I could certainly see it only going for 35-70 in another location.
Oh my shattered nerves. My back is killing me from all the stuff we moved out of the house this weekend to make it more presentable. We filled over three friends/relatives garages with 'stuff' piled high!

We got an offer last night..... $290,000....
How rude. We sent back a counter at $320,000. If they low-ball again I'd like to just tell them to piss off, but it's just business.

These low-ballers have until midnight tonight to answer our counter of $320.
Real estate deals are funny, to me, in that I can't deal face-to-face with the buyer, but have to go through my agent, who goes through the buyer's agent. That might be a good thing, because my first reaction to 290 was "Piss off, you're wasting my time, I'm missing a hockey game for this!?!?" Instead we sat down & signed & initialed papers for an hour for the 320 counter and did indeed waste my time. I'm pretty much ready to get another low-ball offer & just tell them to piss off.

Location, location, location!
Your house looks much nicer than mine, but the house next to mine is listed at $645,000. They are 1,200 sq. ft., tract houses that were built in 1963. (We paid $237,500 in '89) The good news is that they are in Huntington Beach, CA. The prices go down as you get farther from the beach. (I'm probably 6 miles from the beach.)
I've been looking at houses, but the delema is that to get something nicer, it will cost a lot more than ours unless we move away from CA. I like those TN prices. Maybe when we retire.

Slippy, remember that when asked "what should we ask?" some, perhaps most real estate agents tend to give a rather optimistic value. The result is a house that sits on the market with little interest; this "market age" furhter degrades the perceived value to buyers.
If you've only been on the market a month and are getting offers, you're in the right ballpark, but may just be a tad on the high end. Steady as she goes. Bear in mind, though, that an offer of $290k is only 10% below your asking price, and represents a 7.5% annual return on your investment over 10 years. If they meet you half way and are well-qualified buyers, grab it, don't sweat it, you've done well.

In Portland housing prices are soooo incredibly out of whack it isn't even funny. I don't know how people can afford to move in if they aren't coming from other bloated markets where they've sold their house for bajillions.
My parents bought their house in '83 for $54,000. I don't know the square footage, I think around 2000? We've done a lot of cosmetic work and now have 6 bedrooms, a full basement with 2 storage closets, 3 bathrooms, detached 2 car garage w/ driveway, a small backyard, and a decent sized front/side yard. With all that though its only been officially assessed at $250,000.
That said, at least once or twice a year for the last 4 years we've been receiving "if you'd like to sell" offers between $350,000-$450,000 from people looking to live in the area (we live near Hawthorne which is now a trendy place) and realtors who'd like a sure-fire sellable house.
With people willing to pay those prices, I can't imagine how a young couple just starting out can possibly compete.

Well, the a$$hats came back with $300,000. For the benefit of good drama, I laughed and stormed out of the room. We sent back our bottom line, $313,000. If they don't like it, no deal & we'll have to move on to someone who can afford it. They have until midnight tonight to decide.

$300,000 wouldn't buy you a rug in some towns in our area tho (most notably Skaneateles) Skippy is also a canuck, right? I think $324,000 CDN = $1.50 USD. ;)

Oh well, certainly nobody here is in a position to argue the value of my house. :-P
These folks actually came back with a counter offer ($308,000) to our FINAL offer. What a nerve. All I said was, "What don't they understand about the word FINAL in FINAL offer?"
Chiselers. I'm not willing to whore myself out like these folks. They shouldn't be shopping out of their price range. I was generous to put it down to 313, only did it to make my wife happy. I knew it would go like this at the first offer of $290.
Our FINAL offer still stands until midnight.... any predictions???

I just have to say, LOL, in the grand scheme of things, $5k is absolutely nothing. They have come within 4.75% of your original asking price. Is the difference really worth waiting for? If these buyers are qualified and serious (it appears they are) you'd be wise to put emotions aside.

SOLD!
Got home to my weepy wife tonight, then the agent called with yet another offer, still not my final number, but, in kirbic's grand scheme of things, very close. $310,000. I guess I just made $2,000 by being a drama-king. ;-) So we just spent about 40 minutes signing & initialing six copies of mumbo jumbo & we're done.
Yay!
