My reference to my conversion steps is really only a rough outline. Although I like to convert to b&w in Lightroom sometimes, once the picture is transfered to photoshop I have difficulty adjusting tonality and am left with little more than contrast to work with - for this picture I delayed conversion for more control of saturation tonality in layers especially in relation to gradient map. There are really many subtle, intuitive ways to work with b&w. I wanted to mention primary steps, as I found them effective for this picture.

A funny, odd DeSoto on the roof. A tight view of the beauty/barber/gift shop. The architecture has the feeling of a renovated gas station with the appearance of covered garage bays. A good subject, interesting commercial roadside place. I might like this view a little wider which may emphasize the origin of the building somewhat more clearly, but your framing is effective, I find these things are actually difficult to shoot.

Editorial style crop, shaped for the story - black back w/subject off center, a view from above the figure floating tight to the borders, the torso and hand pushing to the edges. Very good and interesting light creating elegant, beautiful form.
