Quite nice. I might have cropped the top of the image closer to the top of the two diagonal lines so they play a stronger part in the composition.

Wonderful. Your subject is genuine and relaxed. As he's allegedly the caretaker, I wish for a little more DOF and/or environmental context to see just what he's taking care of.
