Yes, a video for prospective buyers who cannot visit the property. This is for commercial use.

Yes. Basically, it is several still shots stitched together of rooms and/or areas. Virtual tours are considered an essential selling tool and not just for commercial property; in fact, my experience is that they is used more for residential sales than commercial property. Real estate agents are now marrying the virtual tours for interior presentations with drone videos for exterior exhibits, especially if the property sits on any amount of land.

Not sure what you are after with your question, though.

Johanna, my brother is actually doing a lot of this in his marketing business lately. There's all kinds of ways you can go about this, are you looking to just do it one time or regularly?

This is something that I've been asked to do, and I need to decide if I have the right experience/equipment to do it myself, or need to subcontract. Drones are out of the question at the moment because the company does not support their use (long story). It is not clear at this time if this is a once-off effort or if it's something that I will be adding to my business options.

I also have learned that the 360 degree virtual tour is both losing favor, and very market-dependent. Some markets require it, but others do not. It is also leaning heavily towards residential, with very little commercial interest.

I'm specifically interested in a virtual "walk-through", and wondering which is the best equipment to capture the footage (GoPro/other). I'm also looking into some software that allows the integration of "hot spots" - interactive links to specific spots in the tour, and/or interactive floor plans.

Yeah, as I said, in this market, that tool is rarely if ever used for commercial.

I guess I don't quite follow what you mean by virtual tour. Do you mean like the traditional "click the arrow and you move right/left/forward" or is it literally a video of you progressing through the location?

Yes, there are 2 or 3 different types of product being produced for listings. One is the 360 virtual tour, where "you" stay in place and pivot the room around you, getting a 360 degree view of the room.

Another is a virtual tour - which is, in essence, a video of the property, usually traveling, as though it were you moving through the space.

This latter may also include aerial footage with a drone - normally used in high-end residential.

I'm just asking if anyone has experience doing the video portion, and if it's as easy as it seems (I do both video and editing), or if I'm missing something.

Okay, I was just making sure I understood you properly. So far as using GoPro, it could hypothetically work, but the FoV may be weird. The other issue is figuring out all of the grip involved, and I'm not sure how much experience you have in that area. Will you be filming with a gimbal? A dolly? Cable cam? Steadicam? What exactly is going to be used to provide stabilization? That complicates things, and is of utmost importance when producing something like that which requires a consistent feel throughout.

Walk through

Used an OMD EM5 with the Samyang Fisheye lens.

Yes, that's the general idea.

I have a gimbal mount for the GoPro, and would use a less wide lens - I'm not sure the fisheye look would work for this product. I guess, technically, I could also use my D750, but I don't have the hardware to film a smooth a walkthrough.

George, the 360 IS pretty cool, but not useful for this project. We don't use it in commercial real estate here. Too many people complain about getting dizzy "spinning in place" :)

You could do it with a really wide lens instead of a fisheye (my fisheye is 7.5 (FF 15)and my panasonic is 7-14 (FF 14-28)
Go through the house and make sure things are all tidy.
Have clients remove any family photos and replace with others.
I started at the front door due to the location of this house but it would be nice to start before the front gate to get the feeling that you were really there and include the garage for the men and also the backyard.
Plan how you will walk through the house ... turn slowly.

I didn't need a gimbal with the EM5 because it has IBIS, a wide lens also helps with this.
m43 has the advantage of more DOF for your f-stop
A go-pro is fisheye also

Interested to see what you end up doing.

Great! This is a commercial building, not a house. But I get the gist of it. My gopro has two lenses, one a fisheye, the other not :)
